In 2019, we purchased 1-9 Westgate, which is located in the heart of Wakefield. Our goal was to renovate the first and second floors of Unit 1 to create two big apartments with a beautiful view of the cathedral.  We received prior approval for the flats in 2022, and the ground floor commercial space was renovated in 2023. The unit was freshly white boxed and received a lot of interest from potential tenants. We later received an offer to acquire the entire unit that was too good to pass. In 2022, we also applied for prior approval to develop four flats in units 5 and 7 which was granted in 2023. We were immediately contacted by a buyer for the upper floors of unit 5 and 7 and the property is currently under offer.

Quite an unusual buy for us with no obvious development opportunity but we can improve the lease profile and keep our bankers happy by buying some household names with solid income.

Holman House

Caldicot

In 2016, we purchased Holman House; a building located in the centre of Caldicot town which consisted of shops with uppers. All of the shops are currently occupied with the local amenities such as a barbers and florist.

This development took longer than we expected with major issues over new water connections and the requirements for sprinklers in Wales. The whole project is now under offer to a Housing Association.
